BAS-IP intercom repair and replacement for Bay Area properties.
Elwin Security repairs and replaces BAS-IP IP intercom systems at Bay Area multifamily and commercial properties. That covers the AA-07 and AA-14 multi-apartment panels, the AV-08 and AV-09K individual panels, the BI-series multi-button panels and the AT-series monitors. It also covers the PoE or 12 V DC power behind them and the lock wiring they release.
For properties where a BAS-IP entry has stopped doing its job.
Each of the three situations below has a different fix.
01
The panel is dead, offline or dropping calls
BAS-IP's technical parameters give the AA-07FBI +12 V DC or PoE IEEE 802.3af over CAT5 UTP up to 100 m, and the AA-14FBIS +12 V DC or PoE IEEE 802.3at. The AA-07FB, AA-14FBS and AA-07BD run on +12 V DC only. BAS-IP's network page calls for a third-level router with support for DHCP, ICMP, QoS and VLAN.
02
The panel works but the door does not release
BAS-IP's AA-14FB wiring page powers the AA-14FBIS over PoE while the electromechanical lock uses a separate 12 V supply. Its AV-08FBL page says to verify that an external power supply is compatible with the lock type. The AV-08FBL carries a built-in Multiplying Energy Booster for electromechanical locks, so Elwin tests the relay, the lock supply and the lock first.
03
The model is out of production
Replacement is the answer when the panel body, the screen or the reader has failed, and the replacement is one of the models BAS-IP marks 'In production'.
Service focus
Fix the power path, fix the lock side, update the firmware, or replace: BAS-IP's documents decide.
BAS-IP's warranty policy, firmware changelog and production-status table set what each path involves. The first job is to identify the exact model code, the operating system and the date the panel left the factory.
01
Repair the power, network and lock path
BAS-IP's electrical connection pages for the AA-14FBIS and AV-09KFBI each call for a CAT5 or better Ethernet cable to the switch, a +12 V DC supply, and wires for the lock and any additional devices. The AV-09KFBI page adds that the 12 V supply is needed only if PoE is not used, and the AV-08FBL page calls for the same cable plus a +12 V, 2 A supply with correct polarity. Elwin repairs at that layer: the PoE source, the 12 V supply, the cable run, the relay and the lock supply.
02
Update the firmware and keep the system on Link
BAS-IP states that starting March 4, 2025, the Intercom app for Android will no longer be available on the Google Play Store.
03
Replace it under warranty, or replace it outright
BAS-IP's North America warranty policy lists thirty-six months from Ex-Factory Date and replacement of device parts with complete assembled modules. BAS-IP's warranty is void if repairs or modifications are attempted by unauthorized service centers or persons/organizations lacking legal authority to perform them.
Service check
What Elwin checks before quoting a BAS-IP repair or replacement.
A model name on the faceplate is not enough. The modification code, the operating system, the power type and the factory date decide which BAS-IP page, part or path applies.
01
Model code and operating system
AA, AV, BA or BI family; the modification letters; and whether the panel runs Linux, Android 4.4 or Android 6.0 per BAS-IP's summary table. BAS-IP's alarm.com integration is available only on Android 4 panels, and its monitor table lists Android 10.0 as recommended on the AT-10, AT-07, AT-07L and AZ-07LF with Android 6.0 marked 'no updates'.
02
Power and network path
PoE or the +12 V DC supply, and cable length against the AV-08FBL page's 100 m UTP CAT5 segment limit.
03
Release path
Which relay drives which door or gate, and whether the lock, exit button and door sensor are wired.
04
Production status, firmware and warranty
The panel's 'In production' or 'Out of production' line in BAS-IP's summary table, the firmware version in the web interface against BAS-IP's changelog, and the serial number and purchase date BAS-IP's RMA process asks for.
Scope details
A BAS-IP scope has four parts, and the panel is only one of them.
The panel at the entry is what residents see. The power, the network, the lock side and the Link server are what a repair touches.
Entrance panels
BAS-IP model codes are built as device type, model number and modification code. AA is a multi-tenant call panel, AV an individual call panel and BA or BI a multi-button call panel.
AA-07FBI, AA-07FBI Stainless, AA-07BD
AA-14FBIS
AV-08FBL, AV-08FBIL Stainless, AV-09KFBI
Power and network
BAS-IP lists 6.5 W power consumption for the AA-07FBI, AV-08FBL and AV-09KFBI, and 2.5 to 3.8 W in standby. Its network recommendations call for a CAT5e or better twisted pair, at least 2 Mbps per device, a router with DHCP, ICMP, QoS and VLAN support, and a separate intercom VLAN. BAS-IP's warranty excludes damage from voltage fluctuations and lightning and does not cover external power supplies or cables, so the supply and the cable are the first things Elwin checks.
PoE 802.3af (AA-07FBI, AV-08, AV-09KFBI, BI-FBI)
PoE 802.3at (AA-14FBIS)
100 m CAT5 segment limit
Lock and release hardware
BAS-IP lists a built-in relay for the AA-07FBI and the AV-08FBIL. An SH-42.2 module on the RS-485 bus adds further locks, each on its own 12 V supply, and the AV-09KFBI supports 1 to 8 additional locks through SH-42 modules. Where a BAS-IP relay releases a maglock or an exit door, your fire marshal or AHJ determines compliance.

Process
From a dead entry to a working one, with BAS-IP's own parts and paths.
The process keeps repair decisions tied to BAS-IP's published documents instead of guesswork.
01
Identify the device and test the path
Record the model code, operating system, firmware version, PoE or 12 V supply, cable run and relay wiring, then test power-up, calls, the reader, the screen and the release at the panel. Per BAS-IP's statistical data on service requests, the majority of issues encountered can be resolved remotely through firmware updates or device reconfiguration.
Result: The quote names the exact BAS-IP fix: power, network, lock side, firmware, warranty replacement or new panel.
02
Choose repair, update, warranty replacement or new panel
Match the failure to BAS-IP's wiring pages, its firmware changelog, its warranty terms or its production-status table.
Result: The property knows what the fix costs and what it leaves in place.
03
Install, configure and hand off
Fit the panel or module, restore the PoE or 12 V path and the lock supply, and update the firmware with the Remote Upgrade Tool. Then add the device to Link, load the directory and credentials, test each relay and call path, and show the property team the web interface and the Link administration.
Result: The entry works and the property can manage its own directory.

Entry hardware at a BAS-IP panel: the panel position, the gate and the door-release side.
BAS-IP's North America warranty policy gives thirty-six months from the Ex-Factory Date on the product and twelve months from the date of sale on mounting brackets. It states that a policy of device replacement and replacement of parts with complete assembled modules is in effect.
The same policy requires the exact model and color, serial number, purchase date and a full description for an RMA. It puts delivery to BAS-IP or its Service Centre at the purchaser's expense and adds the time spent restoring the device to the warranty period.
The policy voids the warranty for improper connection of the product to other systems or incorrect installation and mounting. It excludes voltage fluctuations, lightning, external power supplies, cables, key fobs and cards.
BAS-IP's technical support policy provides support exclusively to distributors and partners who purchased hardware or software directly from BAS-IP. It states that BAS-IP does not perform device setup or install Link self-host for clients.
BAS-IP removed its Intercom app for Android from the Google Play Store on March 4, 2025, kept the web version and the iOS app running, and migrated active Intercom accounts to Link with Basic-version licenses equal to the number of SIP numbers in each account. Its notice separately addresses owners of old equipment that cannot be connected to the new Link server.

Elwin serves Bay Area properties from Santa Clara outward, with access control, cameras, intercoms, door hardware, and low-voltage planning tied back to the site conditions in each city.
Under BAS-IP's North America warranty policy, delivery to BAS-IP or its Service Centre is at the purchaser's expense. The RMA needs the model, color, serial number, purchase date and a description, and BAS-IP's support policy provides support exclusively to distributors and partners who bought directly from BAS-IP. Elwin handles the site side; BAS-IP's warranty excludes damage from voltage fluctuations and does not apply to external power supplies or connecting cables.
Start with the power type for the exact model: BAS-IP lists the AA-07FBI and AA-07FBI Stainless at +12 V DC or PoE (IEEE 802.3af). BAS-IP lists the AA-07FB at +12 V and says the AA-14FBS is powered by +12 V DC. BAS-IP's AV-08FBL page says a UTP CAT5 cable segment should not exceed 100 meters, according to the IEEE 802.3 standard.
For Linux panels going below v3.12.0 and monitors below v1.22.0, BAS-IP's FAQ gives a procedure.
BAS-IP Link replaced it: BAS-IP's notice says the Intercom app for Android left the Google Play Store on March 4, 2025, while the web version and the iOS app continue to function and active accounts were migrated to Link with Basic-version licenses equal to the number of SIP numbers in the account. BAS-IP states it does not perform device setup or install Link self-host for clients, so Elwin configures the panels, the monitors and the Link connection.
Yes. Elwin replaces BAS-IP entrance panels with a current BAS-IP model or with another video intercom such as ButterflyMX, Swiftlane, Avigilon Alta and Kisi, installed by technicians certified on those platforms, and reuses the door or gate release wiring where it tests sound. The next step is a service call to identify the model code and test the power and relay path, or a site walk if replacement is already on the table.
Service request
Start with the symptom.
Tell Elwin what is not working, what systems are already on site, and which access points matter most. The next step is a scope grounded in the building, not a generic product list.
